Ejidal Property – Is It a Bargain Or a Problem?

Ejido (EEEE-heee-doll) properties were established in Article 27 of the Mexican Constitution of 1917 after the revolution and are probably 50% of all properties in Mexico.

After the revolution of hundreds of millions of hectares of land grants from Spain and expropriated by the government as “ejido” properties. The state retains ownership of the land and the peasants and farmers, have the right to use them to live and grow crops on it. The usage rights to transferred from father to son, but the ejido properties can not be sold as private property.

In Baja California alone there were 100 ejido groups occupying 5 million hectares to 375 000 to the Census Ejidal 1991 by the INEGI, made the Federal Bureau of Statistics. Only six other states across the country have more ejido land.

The average amount of land for each ejido in BCS 53 758 hectares. That’s about 134 395 hectares for each ejido or almost 210 square miles of land for each ejido!

Released by 26th order February 1992 in the Diario Oficial, the official newspaper of Mexico, some ejido land can now be transferred to private ownership through a process in Spanish as PROCEED (the procedure).
